Scope of the Position
The Senior Director- Real Estate Investments (the “Senior Director”) is responsible for the sourcing and execution of property acquisitions, dispositions, and developments. Also required to assist with the execution of asset management strategies. This job requires the candidate to be fully bilingual in English and French.
Strong relationship building skills to deal with a variety of stakeholders including internal subject matter experts and seniors executives as well as external property owners, developers, joint venture partners, commercial real estate brokers, appraisers, legal and other consultants. Well-versed and experienced with valuations models, financial pro-forma analysis, third party environmental/structural/development/ appraisal/ and feasibility reports. Excellent presentation skills.
The Senior Director will be responsible for the preparation of regular and deal specific reports and submissions to Chartwell’s senior executives, Investment Committee and Board of Directors.
Key Activities
Strategy:
Contribute to Chartwell’s strategic growth, primarily in the Province of Quebec, by developing strategies to acquire existing senior housing residences and participate in new developments with partners. Improve portfolio quality and metrics by disposing older non-core underperforming properties or by adding value via repositioning, renovation and/or expansion.
Leadership:
Take ownership and accountability. Build trust and communicate clearly with stakeholders. Drive acquisitions and dispositions. Promote Chartwell’s culture of accountability for results throughout the organization. Exhibit and communicate Chartwell’s values, vision, mission and cultural beliefs in interactions with internal and external stakeholders and service providers.
Acquisitions/Development and Dispositions:
Build an acquisitions and development pipeline. Identify and source targeted acquisition opportunities. Execute, as part of a multidisciplinary team, acquisition evaluation, underwriting and due diligence. Negotiate deal terms/conditions and legal agreements working with internal and external legal counsel. Prepare submissions and present deals for approval to senior management and Investment Committee/Board of Directors. Assist with the integration of newly acquired properties.
Lead the disposition of non-core properties. Obtain the necessary internal approvals, select brokers or identify qualified potential buyers directly, negotiate deals and manage until closing. Assist with the transition of these properties to new buyers.
Partner Management
Manage relationships with existing partners and develop/build relationships with new partners. Partnerships are a key element to Chartwell’s growth strategy especially as it relates to new developments.
Real Estate Asset Management:
Collaborate with Operations, Legal, Development, Finance, and Asset Management teams to assist as needed with a wide variety of assignments that may include commercial leasing, property compliance, assistance with audits, resolution of legal or construction matters/disputes, partnership matters, and others.
Marketing/Industry Profile
Maintain and build profile in the senior housing industry by building relationships with key stakeholders and attending conferences/industry events.
Mezzanine lending:
Assist in the analysis and lead the due diligence of mezzanine lending opportunities (primarily for partnerships). Negotiate deal terms and conditions. Liaise with Chartwell’s internal and external legal counsels on preparation of loan documentation. Prepare Investment Committee/Board submissions for approval.
Qualifications
Experience:
5 to 10-years experience in Commercial Real Estate in the following areas:
- Real estate underwriting
- Financial analysis
- Valuations
- Relationship management
- Acquisitions

- Development
- Asset management
- Financing
Education:
MBA and/or Professional designation in finance (CFA, CPA, CBV or equivalent) considered an asset, but not a requirement.
Skills & Abilities:
- Fully bilingual in English and French
- Proficiency with Excel, PowerPoint and Word
- Clear grasp of valuation and financial analysis methodologies
