The Property Supervisor will work closely with the Property Operations Department and the Operations Manager to ensure corrective and preventive maintenance on Homes First’s equipment and buildings, supporting and overseeing the Maintenance workers and Property Admin staff, as well as maintaining a safe and healthy work environment while adhering to the mission statement and policies and procedures of Homes First Society.

Job Responsibilities:

  • Provide support and guidance to Property Administration and Maintenance staff in order to meet agency objectives, assist with hiring, training, orientation and performance management of staff as well as ensuring work orders are completed accurately and on time.
  • Conduct regular inspections of HFS Properties to identify maintenance needs and ensure compliance with health and safety regulations.
  • Coordinating Licensing; meet with the Inspectors for audits and inspections and follow up with actionable items to ensure completion and compliance of required deliverables.
  • Coordinate and oversee repairs and maintenance tasks, including plumbing, electrical, HVAC, and general building repairs.
  • Collaborate with maintenance workers, contractors, and staff to address tenant concerns and ensure a safe and comfortable living environment.
  • Ensure all maintenance activities are carried out in accordance with organizational policies and procedures.
  • Prepare and apply necessary Workplace Hazards Materials Information System and Ministry of Environment guidelines and regulations.
  • Provide expertise to assist staff in setting goals and plans of action with assigned tenants, including providing ongoing assessment and evaluation of housing suitability, ensuring confidentiality, advocating on behalf of tenant to outside organizations, promoting positive relationships, and supporting tenants in meeting Homes First Society Policies, the Tenant Protection Act, Toronto Shelter Standards and other legislative requirements.
  • Provide crisis intervention/prevention; resolving conflicts; modeling anti-discrimination and anti-racist behavior
  • Resolve operational problems
  • Recommend system improvements and implementing new procedures
  • Respond to emergencies
  • Other responsibilities as required

Qualifications:

  • Post-secondary education or equivalent
  • Demonstrated ability to work with people who have mental health and addiction issues
  • Knowledge of tenant population, diversity issues, anti-discrimination practices and systemic reasons for homelessness
  • Knowledge of relevant laws, standards and guidelines; including the Ontario Landlord and Tenant Act and Residential Tenancies Act; Toronto Shelter Standards and Social Housing Reform Act
  • Knowledge of resources and services available in the community
  • Knowledge of group processes and dynamics
  • Demonstrated interpersonal and teamwork skills; ability to maintain cooperative working relationships within your staff team and with other department staff members and interact positively with the tenant population who have experienced homelessness, mental health and addiction problems
  • Excellent leadership, communication and customer service skills
  • Strong decision-making and problem-solving skills
  • Knowledge of group processes and dynamics
  • Self-motivated with the ability to problem solve individually and as part of a team/group
  • Demonstrated organizational, time management, and administration skills
  • Proficient in word processing, spreadsheet and database software applications
  • Ability to communicate effectively in English, both verbally and in writing
  • Ability to communicate, both verbally and in writing, in languages other than English an asset
  • Valid driver’s licence and reliable vehicle an asset
  • Must be able to lift 25 kilograms
  • Supervisory experience in a unionized setting an asset
  • Certificates in First Aid, CPR, Crisis Prevention and Intervention an asset

Working in an environment where there may be smoke is required.
