We are seeking a visionary Senior Manager of Real Estate Strategy to join our dynamic team. Reporting to the Director of Real Estate, the Senior Manager, Real Estate will have responsibility to lead the function accountable for developing and executing a comprehensive real estate strategy and overseeing Purolator’s portfolio of properties, which includes over 200 operating properties with a footprint of almost 5 M square feet.

Responsibilities

  • Work closely with numerous key stakeholders across the organization to develop, execute, and maintain Purolator's real estate portfolio strategy that aligns with Purolator’s enterprise objectives, including terminal operations strategy, leveraging national and regional market trends, land values, economics, etc., to develop and drive data-based strategies and decision-making for purchase vs lease decisions.
  • Cradle to grave management of all leases, sub-leases, acquisitions, dispositions, etc; including collaborating with the Legal team to develop a lease strategy aimed at providing Purolator with favorable terms and conditions.
  • Develop, implement, and manage a property transaction management process to streamline commercial property negotiations and contract execution, as well as all lease administration requirements. Property searches, RFIs, RFPs to align with ops network strategy
  • Develop strong third-party relationships with landlords, real estate developers, brokers and other key partners to access prime industrial, on and off-market, opportunities.
  • Closely monitor national and regional market trends, land values, economics, etc., to drive data-based decisions, and to provide the executive team with current and forecasted market dynamics.
Experience

  • The ideal candidate will have 10+ years of experience managing medium-large scale real estate portfolios, including development of a strategic property roadmap, and working knowledge and established experience in understanding, navigating and progressing leases, sub-leases, acquisitions, dispositions, etc.
  • Commercial/Industrial real estate license an asset, or MCR Designation (Master of Corporate Real Estate)
  • Degree in real estate management, engineering, architectural design, or industrial construction is also an asset.
  • They will have demonstrated management and leadership experience in building, leading, and developing teams.
  • Knowledge of relevant legislation, policies, procedures, professional or technical practices, and precedents.
  • Proven collaborative teamwork and mentorship characteristics with excellent organizational and time management skills. Experience collaborating with cross-functional teams including operations, construction, finance and legal to deliver projects.
  • Excellent written and verbal communication and presentation skills, including a track record of developing and maintaining positive working relationships at all levels.
  • The ideal candidate will have solid experience developing corporate real estate strategies, in addition to having the willingness and desire to execute.
  • They will have solid experience in real estate portfolio management, including commercial transactions, land acquisitions and dispositions, lease and sub-lease negotiations, etc. Required, will be strong financial acumen and expertise in financial analysis and modeling of real estate, construction, and development.
  • They will ideally have strong experience carrying out commercial activities which will include negotiating and executing complex commercial agreements including a solid understanding of the real estate market, construction materials & labor, and supply chain dynamics.
  • Knowledge of French and English, spoken and written, is an asset.
  • Computer literate, including proficiency with Microsoft Office Suite, including Microsoft Project.
