SUMMARY:

As a key member of the Plant Services team, the Team Lead, Maintenance and Construction is responsible for monitoring the grounds, equipment and facility. This position also supervises maintenance and construction staff in compliance with relevant legislation, regulations, acts and policies of Superior-Greenstone District School Board.

Responsibilities: (This is not an exhaustive list)

Maintenance and Construction Services:

Supervise and coordinate schedules of maintenance staff, contractors, inspectors and engineers at occupied building.

Ensure all staff have the required training to perform the work as per legislated training requirements set out in the OH&S Act and board policies.

Provide input and monitors plant maintenance budget.

Assist in the budgeting process by completing site audits and review of existing infrastructure to determine priorities for the 5-year plan.

Oversee purchases of the maintenance department

Oversee the preparations of purchase requisitions and bulk orders.

Liaise with contractors, engineers, inspectors and government officials. (MOL).

Contact suppliers and contractors to provide services and/or materials to projects.

Issue RFQs and assists in developing drawings and specs with design engineers.

assist in project management on large construction projects, provide insight to existing building functions, features and operations.

Collect and disseminate project information, hazardous material management, environmental H&S to staff.

Develop and maintain preventative maintenance logs on the online work order system.

Review, assign, and approve all work orders

Oversee buildings automation control systems, energy management and monitoring of Delta Controls System.

Track inventory of maintenance supplies, equipment and vehicles.

Ensure proper maintenance and operation of vehicle fleet of board vehicles, tractors/large equip./trailers/construction tools and equipment.

Operate and monitor the fleet safety management system, seatbelt use tracking, driver speeds and route optimizing.

Maintain proper maintenance of all plant equipment, grounds, snow removal.

Perform routine building inspections of construction projects and maintenance work.

Interpret information from blueprints, maintenance and instructional manuals.

Act as a champion of safety, ensuring adherence to the Occupational Health & Safety Act and its regulations, ensuring the delivery of training to meet identified staff Health & Safety Committee.

Facility and Grounds:

Review site and monitor buildings, equipment and ground to ensure they are maintained to meet Ontario Regulations ie: fire codes, Building Code, Plumbing Code, Electrical Code, Ontario Disabilities Act, etc.

Oversee maintenance and repair work of play structures, grounds and equipment systems to minimize interference with classes and the operation of the schools.

Coordinate confined space/restricted space protocol and procedures by working with an engineer team to re-evaluate all buildings and current legislation.

Review the Asbestos Management Program annually and at each renovation or when a hazardous substance has been worked with.

Coordinate licensed contractors to complete removals and provide disposal of hazardous waste with licensed facility.

Manage and schedule board wide maintenance projects, i.e. parking lot sealing, grounds work.

Monitor and ensure materials used on site are recorded on the Safety Data Sheets.

Coordinate with the IT department and outside contractors when to maintain and/or upgrade building communication, phone, internet, IT systems and infrastructure.

Coordinate Custodial staff on capital project work.

Ensure work completed on site is completed as identified and required by specs, drawings and all codes and legislations.

Coordinate all third party legislated Safety Inspections.

Oversee security for all board owned buildings, equipment and sites including building/ground surveillance, security access controls and all monitoring systems.

Oversee and manage on-call list for emergencies.

Organize and maintain old and new keying systems and schedule for all facilities.

Investigate property damages and remediate when needed.

Team Leadership:

Lead staff which includes hiring, training, coaching, motivating, developing and managing the performance of staff

Coordinate and train staff on all health and safety protocols including hazardous substances, new equipment and maintaining logs.

Oversee the workload, schedules and staffing levels of all staff and ensures adherence to the Collective Agreement.

Approve vacations, absences, overtime and timesheets while ensuring HR paperwork is completed.

Prepare onboarding, training and professional development programs for new and current staff.

Respond to concerns raised by Principals and/or Managers.

Performs other related duties as assigned

SKILL

Education/Experience:

A College diploma in Building Sciences, Contruction, Building and Renovation or another specializaiton relevant to the position, or a combination of experience, education, and training.

A minimum of three (3) years of progressive related experience in a unionized and/or non-unionized environment.

Demonstrated team leadership in a team environment.

Experience operating various workplace equipment.

A valid Ontario Driver's Licence

Proficiency in computer skills such as Microsoft applications, e-mail, cloud-based applications and various databases.

Bilingualism (English/French) is considered an asset.

Effort:

Demand on energy as a result of developing relationships with and responding to multiple stakeholders, making presentations and juggling multiple and different areas of responsibility.

Required to drive to various sites which may require extended periods of time sitting in a vehicle.

Work does not require extended physical effort.

Working Conditions:

Most working hours are in a normal indoor working environment.

Occasionally exposed to difficult or demanding clientele.

Required to respond to emergencies occasionally outside normal business hours for a 24/7 facility.

Occasionally required to travel to alternative facility locations.
