Our client are a boutique family run development company based in Langley who own commercial assets across Langley and Surrey. The company develop and manage all of the properties in-house and are very people focused, hands on and pride themselves on their culture! This company really makes a point of investing in their employees and their long-term goals.

ABOUT THE OPPORTUNITY

Our client is looking to add a Commercial Property Manager who will be managing a 1million square feet portfolio of office and industrial consisting of 20 properties across Langley and Surrey. They are seeking out a collaborative, team orientated individual who will have prime opportunity for growth and development within the role and company. This is a fully office-based role and you will be involved in customer relationships, dealing and communicating with both tenants and the maintenance team on-site and at the head office. You will not be involved in any leasing as the company have an in-house leasing team that deals with this.

Your main job duties will include:

• Rent collection, responding to tenant enquiries, tenant account reconciliations, tenant coordination, invoice approvals, rent roll
• Meeting with commercial tenants on a regular basis and inspecting buildings’ interiors and exteriors.
• Providing a high standard of tenant relations and retention by ensuring problems are rectified in a prompt, effective and cost-efficient manner.
• Proactively communicating with tenants regarding property management issues, construction, and events within the neighborhoods where the properties are located.
• Ensure all Property Management policies and procedures are followed and adhered to in each of the properties.
• Develop appropriate operating procedures for buildings ensuring regulatory requirements are maintained.
• Following up on monthly building inspections to ensure all items identified are addressed in a timely manner.
• Develop and administer annual budget preparation for assigned properties.
• Review monthly, quarterly and annual financial results and provide variance commentary where appropriate.
• Ensure budgets and schedules are in place and overseeing the progress of building upgrades, major projects and tenant improvements within the portfolio.

THE REQUIREMENTS

• 3+ years experience as a Commercial Property Manager
• Obtained Property Management License or willing to obtain it
• Experience forecasting Budgets and managing Capital Projects

COMPENSATION

• $85,000 - $105,000 per annum (Dependent on experience)
• Annual bonus
• 3 weeks vacation
• Health Care spending account
• Car allowance (6k per year)
