Job Description
JOB SUMMARY

Perform general building and property maintenance. Maintain HVAC (heating, ventilation, and air conditioning), electrical, plumbing, mechanical, emergency systems and equipment. Coordinate the day to day operation of the maintenance department under the direction of Building Services Management and/or Administrator or designate.

QUALIFICATIONSEDUCATION
  • Grade 12 or equivalent
  • Diploma in Building Environmental Systems (BES) Operator Class I & II or equivalent educational program.
  • Equivalent combination of education and 10 years Long Term Care building maintenance experience may be considered.
  • Recognized training or education in one of the electrical, mechanical and plumbing trades is required and carpentry would be an asset.
  • Gas Technician 2 Certification would be an asset.
KNOWLEDGE/EXPERIENCE
  • Completion of at least of 1 year current related experience in building maintenance preferably in a Long Term Care setting.
  • Be familiar with relevant codes, e.g., building code, fire code, electrical code, etc.
  • Additional job related courses preferred.
  • Must have a good understanding and knowledge of emergency procedures.
  • Must have working knowledge of relevant computer systems.
SKILLS
  • Must be able to communicate effectively with service contractors, trades people, staff, residents and families.
  • Must be familiar with maintenance management systems (MMS).
SPECIAL CONDITIONS
  • In accordance with the Corporate Criminal Record Check Policy, the position requires the incumbent to undergo a Criminal Records Check and submit a Canadian Police Clearance Certificate - Condition of Employment
  • Must possess and maintain a valid and unrestricted class "G" license for the class of the vehicle operated - Condition of Employment
  • Must have a good attendance record.
RESPONSIBILITIES
  1. Perform a complete range of preventive and regular maintenance in the Home and on the grounds as per applicable legislative requirements and Building Services department policies and procedures.
  2. Sets priorities for preventative maintenance work requisitions, maintenance requisitions and scheduled work.
  3. Run and maintain emergency generator and log all tests and service performed.
  4. Perform work in adherence with legislative bodies and as directed by Building Services Management, e.g. Ministry of Health and Long Term Care, Electrical Safety Authority, Building Code, Ontario Fire Code, Occupational Health and Safety Act, Technical Standards Safety Authority, Environmental Protection Act, etc.
  5. Perform and document daily, weekly, monthly, semi-annual and annual inspections of systems and equipment as per legislative requirements and Building Services policies and procedures.
  6. Perform preventive maintenance and maintain life safety systems, e.g. fire alarm, nurse call systems.
  7. Notify Building Services Management of critical equipment failures and major expenditures.
  8. Operate full range of hand tools both powered and manually operated as may be required.
  9. Communicates and liaises with Administrator and managers regularly as needed.
  10. Maintains adequate supplies and equipment for the maintenance department.
  11. Provide budget information (Dept. ID and Account) when requisitioning goods or service.
  12. Attends Home and Regional Committee meetings as required.
  13. Meets with Fire Department, Hydro, etc. as required.
  14. Assists in the orientation and training of staff.
  15. Completes and maintains all necessary reports and records related to the department as required.
  16. Drives Home's vehicles, as required.
  17. Prepares, paints and decorates interior and exterior surfaces.
  18. Operates groundskeeping power equipment and maintains external property.
  19. Adheres to departmental procedures and systems, e.g., "systems for preventative maintenance", "maintenance requisitions", scheduled work and continued quality improvement/risk management programs.
  20. Performs minor construction work, e.g., dismantling and erecting walls, finish carpentry work, pouring concrete, etc.
  21. Assists in special functions, e.g., family day picnic, etc.
  22. Practices safe work habits.
  23. Keeps current with ongoing changes and new technology in the Home and adapts accordingly.
  24. Maintains inventory of new equipment, manuals and warranties.
  25. Operates computerized preventive maintenance, maintenance management, Building Automation Systems (where applicable) daily, in addition to other computerized requirements.

Electrical:

  1. Must have knowledge and ability to work on 110v up to and including 600v system and equipment.
  2. Troubleshoots, repairs, installs, and maintains various electrical components, appliances and equipment in accordance with pertinent codes, the preventative maintenance program and departmental procedures.
  3. Performs scheduled preventative and regular maintenance of all electrical systems, e.g., nurse call system, fire alarm system, electrical panels and other security systems.
  4. Must have demonstrated knowledge and experience with Lock-Out Tag-Out procedures.

Plumbing:

  1. Troubleshoots, installs, and repairs plumbing fixtures, piping, and related equipment.
  2. Performs necessary work to maintain supply and sanitary systems.
  3. Maintains an adequate supply of hot water at the correct temperature.

Mechanical:

  1. Performs mechanical and preventative maintenance work on equipment as per preventative maintenance program, e.g., circulating pumps, air handling systems, chillers, boilers, dietary and laundry equipment, compressors, generators etc.
  2. Maintains H.V.A.C. systems, including Building Automation Systems (BAS) where applicable.
  3. Maintains grounds-keeping power equipment.
