The Preconstruction Manager is responsible for overseeing the preconstruction/bid phase for architectural and structural precast concrete projects.
Key Responsibilities:
- Lead and manage the preconstruction process, including material takeoffs, estimates, and proposals.
- Review project plans, specifications, and scope of work to assess constructability and identify potential risks.
- Provide direction to the estimators responsible for material takeoffs.
- Prepare estimates and proposals.
- Develop and maintain relationships with general contractors, developers, architects, and engineers.
- Develop and maintain relationships with subcontractors and suppliers.
- Provide technical guidance on design efficiencies and value engineering opportunities.
- Participate in contract negotiations and proposal presentations.
- Follow up with clients after bid submissions to address questions, provide clarifications, and strengthen relationships.
- Prepare internal project review presentations for won bids.
- Provide necessary information to help project managers with change orders.
Qualifications:
- Bachelor’s degree in Civil Engineering.
- Minimum of 5 years of experience in preconstruction, estimating, or project management within the construction industry.
- Proficiency in estimating software, AutoCAD, Bluebeam, and Microsoft Office Suite.
- Excellent communication, negotiation, and problem-solving skills.
- Ability to manage multiple projects and deadlines effectively.
