Job Description

The opportunity:

We currently seeking a Senior Real Estate Manager to work out of our Brampton Ontario office and reporting to the Senior Director of Real Estate. The Senior Manager of Real Estate is responsible for negotiations for new stores, expansions, relocations, and renewals within our vast Central Canada Shoppers Drug Mart and Lifemark portfolio. The position of Senior Manager consists of coordination between the different teams (market analytics, construction, legal services, operations and external consultants) involved in the development of the network. The work requires travel to all major markets within Central Canada.

Responsibilities:

  • Evaluate and analyze new store locations and developments in the retail sector;
  • Analyze the pro forma to determine the financial feasibility of new stores;
  • Negotiate real estate deals including new building leases, lease terminations, and amending agreements;
  • Negotiate lease rates for upcoming lease renewals;
  • Establish and maintain relationships with developers and owners;
  • Participate in the preparation of Real Estate Committee presentations;
  • Present projects to the Real Estate Committee;
  • Work directly with landlords and brokers to find new locations to meet the growth needs of Shoppers Drug Mart and Lifemark banners;
  • Assist the store design, development and construction team to ensure that stores are opened on time;
  • Support the Operating division real estate requirements for existing assets

Job Requirements:

  • Post secondary education equivalent to a university degree in and/or college related diploma in real estate, or related field;
  • Experience in the commercial real estate sector is required;
  • Five to seven years of negotiation experience is required;
  • Excellent written and verbal communication skills;
  • Strong ability to work effectively with multiple teams;
  • Strong problem-solving skills and organizational skills;
  • Proficiency in PowerPoint and Excel with ability to summarize the real estate project, create and organize charts/economic proformas
  • Excellent self-employed and self-employed.
  • Access to a personal vehicle is required for this role - milage reimbursed through expense policy
