RESPONSIBILITIES : Reporting to the Manager of Plant Services or Plant Services designate, the incumbent is responsible to lead, motivate and coordinate a team of custodians, ensuring Board standards of cleanliness are maintained for daily and special work assignments. This includes and is not limited to special cleaning projects (ie CUS), March break cleanup, summer cleanup, Christmas cleanup and after renovations cleanup.
DUTIES INCLUDE :
Ensure safe work practices and procedures are being followed, including ensuring that proper protective equipment is worn and maintained. Report infractions by staff to the Plant Services Officer(s).
Perform duties related to work orders for broken chairs, desks, equipment and various hazards or anything in need of attention or repair. If required place work order in EBASE system to arrange for attention or repair. Report or discuss with Plant Services Officer(s) as needed.
Maintain and upkeep all custodial equipment. If required place work order in EBASE system to arrange for attention or repair. Report or discuss with Plant Services Officer(s) as needed.
Responsible for scheduling staff for Community Use of Schools, special events or staff shortage as directed by Plant Services Officer(s).
Frequently check all plumbing throughout the school for leaks and operation.
Ensure that the heating, cooling, ventilation, water and septic systems are operating properly on a daily basis.
Ensure compliance with WHMIS regulations and that chemicals are used, labelled and stored safely in accordance with the Safety Data Sheet.
Coordinate and cooperate with board maintenance staff and contractors as needed.
Conduct regular weekly meetings with caretakers and attend other meetings as required by the Plant Services Officer(s) and communicate any additional items to the caretaker whose section it affects as required.
Carry out effective cleaning procedures of all interior and exterior parts of the building structure, furniture and equipment i.e. doors, floors, walls, windows, ceilings/ light fixtures, stairways, washrooms, carpets etc.
Perform the following duties in designated sections as outlined by Plant Services Officer(s), Principal, or Designate (this is not a comprehensive list)
Scrubbing, washing, polishing
Mopping wet and dry
Floor waxing and stripping
Spray buffing
Lifting, climbing
Vacuum
Remove recycling
Respond to any pages throughout the day
Sand, salt, shovel
Garbage removal
Furniture moving
Ensure walkways and parking areas are properly sanded, salted, shoveled or plowed. If required shovel, salt or sand. Record daily even if sanding or salting is not required. Records should include salting and/or sanding for Community Use of Schools on weekends and after school hours.
Program, monitor, adjust heating, cooling, lighting as to achieve comfort for building users and conserve energy.
Attend the school for fire, security or other after hour’s events.
Assist external groups using the school facilities, including opening/locking doors, and reporting any concerns to the Principal, Plant Services Officer(s) i.e. Damages, smoking, fire regulations.
Assist the Principal or Designate to carry out fire drills or lockdown drills if requested.
Check each classroom daily.
Co-operate with the Principal or Designate to ensure a safe and clean work environment for staff and students by performing caretaking and assisting the Principal or Designate with site emergencies, i.e. Heating, repairs, electrical, plumbing. If required, place work order in EBASE system to arrange for contractors or Plant Staff to repair any maintenance type issues. i.e Plumbing, electrical, heating etc.
Communicate effectively with the Manager/Assistant Manager of Plant Services, Plant Services Officer(s), as needed relating to staffing, equipment, supply issues and any other necessary items.
Orientate new caretakers when required and ensure that all caretakers have the necessary training to perform all jobs effectively and efficiently. Train and instruct new employees in proper cleaning techniques and safety practices.
Maintain inventory of materials related to cleaning and maintenance and PPE, including ordering supplies, receiving and storage of materials.
Perform duties related to each record, prepare and maintain accurate records as required, including monthly fire system checks, monthly emergency lighting checks, monthly fire extinguisher checks, sand/salting records, daily or weekly water flushing records, weekly eye wash system checks, work order requests, and all other ministry regulated reports/records.
Assist in planning team building functions such as training, staff lunches, and any other activity requested by the Plant Services Officer(s)
Provide additional training and support for cleaning deficiencies.
Provide and assist with any reports as needed.
Prepare and or ensure school is ready for Fire Department and other inspections that Plant Services Officer (s)/Principal requested.
Perform minor maintenance within the building including but not limited to filter replacements, light shade replacements, and general maintenance repairs.
Proven record of working successfully in a team environment.
Organize and adjust work sections as required
Resolve problems and complaints related to custodial services.
Prioritize, schedule and assign specific tasks and projects to custodians.
Ability to handle multiple tasks and stressful situations in a positive manner.
Other duties as assigned by the Principal or Designate, Manager of Plant Services or Plant Servies designate
QULIFICATIONS:
Successful completion of an Ontario Secondary School Diploma
A minimum of five years job experience as a caretaker or other related job experience in commercial/institutional janitorial work, maintenance, cleaning, or construction.
Demonstrated team leadership and ability to effectively direct and lead teams
Excellent knowledge of HVAC systems, basic electricity, basic plumbing, yard maintenance, cleaning procedures and techniques, fire extinguishers, security systems.
Ability to perform required physical tasks, including climbing ladders, pushing, pulling, lifting and carrying moderate and heavy loads (up to 50lbs), including janitorial equipment, furniture, materials/supplies, pails of water/wax and bags of garbage.
A sound knowledge of building code (if necessary), fire code and OHSA regulations, practices and procedures such as WHMIS, use of personal protective equipment, lifting techniques, materials handling, including working from ladders.
Demonstrated ability to plan, co-ordinate and monitor work assignments of caretaking/cleaning staff and recognize departmental priorities with minimal supervision.
Excellent interpersonal skills with ability to function effectively with supervisors, plant staff, teachers, students, contractors and colleagues.
Proven ability to write text, including creating online work orders, and writing reports regarding occurrences at the job site; and the ability to read and understand manufactures literature and the installation and maintenance scheduling of equipment/preventative maintenance, WHMIS information, Safety Data Sheets and safety training course material; as well as possessing mathematical skills for conducting measurements and calculating various technical requirements.
Excellent working knowledge of a computerized environment, including data entry in various software programs, internet and e-mail
Ability to work independently and experience working in a team atmosphere.
